Marvel Comics fans, however, can't wait until Robert Downey Jr. zooms into theatres with his superhero armour and kicks some fresh bad-guy ass.</span></p>
<p><span style="color: #333333;">Trouble begins once billionaire Tony Stark refuses to share his technological secrets with the military. Look for Mickey Rourke to bust a few heads as the cybernetically souped-up villain, Whiplash. Scarlett Johansson vamps things up nicely as Black Widow, a deadly Russian assassin and potential love interest for Tony. Toss in the return of loyal Pepper Potts (Gwyneth Paltrow) and "Iron Man 2" should keep Stark and audiences superhumanly amused.</span></p>
<p><span style="color: #993300;"><strong>2. Harry Potter and the Deathly Hallows: Part I</strong> (November)</span></p>
<p><span style="color: #333333;">This first part of the final movie in the Harry Potter franchise takes Harry, Ron and Hermione outside of Hogwarts in search of magical relics called Horcruxes. Seeing less of Hogwarts, a character unto itself in the Potter series, might miff some moviegoers. But that, plus the fact that everyone knows how this saga ends, won't stop "Deathly Hallows" from appealing to millions and making J.K. Rowling and Warner Bros. richer in spirit and cold, hard cash.</span></p>
<p><span style="color: #993300;"><strong>3. The Twilight Saga: Eclipse</strong> (June)</span></p>
<p><span style="color: #333333;">Get ready for more vampire love in 2010 as Stephenie Meyer's next "Twilight" installment hits theatres. This other-worldly outing finds Bella Swan (Kristen Stewart) caught in the middle of an all-out war between the vampires and werewolves. Like the Harry Potter franchise, diehard "Twilight" fans know this story by heart. For them, nothing beats the sight of Robert Pattinson, "Twilight"'s 108-year-old vampire hunk, looking longingly at Bella. That alone should turn "Eclipse" into a killer at the box office.</span></p>
<p><span style="color: #993300;"><strong>4. Robin Hood</strong> (May)</span></p>
<p><span style="color: #333333;">Ridley Scott and Russell Crowe reunite for this action-packed adventure based on the 13th-century legend of Robin Hood. Starring Crowe as the daring, benevolent outlaw who steals from the rich to give to the poor and Cate Blanchett as Maid Marian, Scott and company play loose and fast with historical facts. But, that's okay. Sherwood Forest will be a far, far better place for us as a result of Scott's wild, revisionist tinkering.</span></p>
<p><span style="color: #993300;"><strong>5. Shutter Island</strong> (February)</span></p>
<p><span style="color: #333333;">For those who still think of Leonardo DiCaprio as a boy actor, "Shutter Island" will change that perception once and for all. DiCaprio headlines this eerie psycho-thriller from director Martin Scorsese. Part conspiracy tale, part brain-teasing chill-fest, DiCaprio does his damndest to uncover the truth behind the disappearance of a female patient at a psychiatric hospital in the 1950s. In the process, DiCaprio unearths all kinds of sinister means the hospital has used to keep its patients in line. Ace performances from Ben Kingsley and Patricia Clarkson should also help "Shutter Island" creep onto the best movie charts of 2010.</span></p>
<p><span style="color: #993300;"><strong>6. Sex and the City 2</strong> (May)</span></p>
<p><span style="color: #333333;">Full of shoes, shopping and super-chick camaraderie, "Sex and the City 2" brings Carrie Bradshaw (Sarah Jessica Parker) and her gang back to strut the Big Apple in their mile-high Manolos. The storyline, not surprisingly, follows the girls' struggles to juggle love, work, and everything in between. Guest stars Liza Minnelli, Barbra Streisand, Penelope Cruz and Miley Cyrus should pepper things up enough to make this "SATC" sequel a fetching bit of fun.</span></p>
<p><span style="color: #993300;"><strong>7. Wall Street 2: Money Never Sleeps</strong> (April)</span></p>
<p><span style="color: #333333;">Everything old is new again in Hollywood in 2010, including dastardly Wall Street stock trader Gordon Gekko. Michael Douglas turned this slick bit of money-grubbing sleaze into a pop culture icon in Oliver Stone's 1987 Oscar-winning film. "Wall Street 2" picks up 20 years after Stone's original left off. Humbled anti-hero Gekko tries to prevent 2008's global stock market crash and uncover the truth behind one man's murder. The redeemed hustler enlists the help of Jacob Moore (Shia LaBeouf), another wunderkind trader, to take care of business. Strong performances by Josh Brolin, Carey Mulligan, Susan Sarandon and Frank Langella should help turn this new take of modern greed into a big money-maker.</span></p>
<p><span style="color: #993300;"><strong>8. Inception</strong> (July)</span></p>
<p><span style="color: #333333;">Following his enormous success with "The Dark Knight," director Christopher Nolan ditches Gotham City for a slick sci-fi thriller set within the architecture of the human mind. Starring Leonardo DiCaprio in his second big movie of 2010, the Hollywood hunks portrays a CEO being blackmailed by "Batman Begins" villain Ken Watanabe. Look for Marion Cotillard, Ellen Page and Sir Michael Caine to round out what could be one of the best sci-fi action thrillers of 2010.</span></p>
<p><span style="color: #993300;"><strong>9. The Wolfman</strong> (February)</span></p>
<p><span style="color: #333333;">Benicio Del Toro and Sir Anthony Hopkins dig their teeth into this US$85-million remake of the classic 1941 horror tale. Set in late-19th-century Britain, this gothic thriller begins with Lawrence Talbot (Del Toro) reuniting with his estranged father (Hopkins) after the disappearance of his brother. It doesn't take long for Talbot to realize that some nightmarish beast in the Blackmoore woods is the key to this mystery. As he struggles to solve the puzzle, however, Talbot's own primal side kicks in and leaves the posh family estate feeling a lot nastier. Joe Johnston's brilliant pairing of Del Toro and Hopkins should be a howler of a good scare!</span></p>
<p><span style="color: #993300;"><strong>10. Clash of the Titans</strong> (March)</span></p>
<p><span style="color: #333333;">In 1981 Harry Hamlin put on his short, sexy toga and stirred up a mess of trouble with gods and mortals in the epic fantasy "Clash of the Titans." Now the tale loosely based on the Greek legend of Perseus gets a 21st-century update by director Louis Leterrier. Made for a reported US$150-$180 million, this big-budget juggernaut stars Sam Worthington as Perseus, Ralph Fiennes as the god Hades (brilliant!) and Liam Neeson in Laurence Olivier's role of Zeus. <p><span style="font-size: 10pt;">The Canada Mortgage and Housing Corp. says the improvement in housing starts was broad-based, with solid increases in both single and multiple starts to end the year.</span></p>
<p><span style="font-size: 10pt;">The seasonally adjusted annual rate of urban starts increased 6.6 per cent to 157,100 units in December.</span></p>
<p><span style="font-size: 10pt;">Urban multiple starts increased to 77,700 units from 72,800, while single urban starts increased 6.4 per cent to 79,400 units in December.</span></p>
<p><span style="font-size: 10pt;">Rural starts were estimated at a seasonally adjusted annual rate of 17,400 units in December.</span></p>

I know a lot of buyers that are having to be patient for the market to bring out a great property and when that happens, they need to act quickly to see it. Otherwise its sold. Just as an idea of how this market has been I took a quicklook at how many properties have expired both this year and last year (to date). If the market this year was really low on inventory then there should be less expired properties in 2009.</p>
<p>I found the from January 1st 2008 to September 6th 2008 there were 4324 properties that had expired on MLS.</p>
<p>From January 1st to September 6th this year, there were only 1851 properties that have expired on MLS.</p>

Most of the homes were build by Tamerac from 1998 to the year 2000. The models they build were; the Pine, the Maple, the Maple 2, the Quassia and the Oak. Most are nice little bungalows close to the golf course. The builder was selling the homes back in the late 90's for between $190,000 and $220,000. They are selling now somewhere between $350,000 and $427,000. These homes have proven to be a nice investment. I would suspect the values of these to continue to rise as the baby boomer generation looks to these adult life style communities that have many bungalows. They were build in 1992 and 1993 for the most part but some were build as late as 2000. The 1st unit was resold on MLS in 1995 and it went to the new owner for $135,000. The models are Huron, and James 2 build by Richcraft and Woodlea Homes.</p>
<p>This year these homes are selling for an average of $265,000. After going through an exhausting divorce process that cost&nbsp;the couple&nbsp;their home in Ottawa Ontario, he was looking for options on how to get back into home ownership.</p>
<p class="style8" align="justify">Rent To Own can also apply to a Lease &amp; Purchase, Rent to buy, Lease With Option To Purchase, or other terms.&nbsp;This system may be a great way for the seller of a property to find a potential buyer.&nbsp;It is much like owner financing there are some common differences.</p>
<p class="style9" align="justify">Buying a Rent To Own Home typically begins with a lease period and includes an option to purchase the home at the end of the lease.</p>
<p class="style3" align="justify">There is no standard for a Rent To Own Home Agreement, many contracts contain common clauses. In general the agreement allows a tenant to become a homeowner if certain conditions are met. Those conditions usually require the tenant/buyer to pay an initial Option Fee and a Monthly Lease Payment for a specified period of time.</p>
<p class="style3" align="justify"><span class="style8">At the expiration of the lease period the tenant has the option to purchase the home for a specified amount. Financing the purchase at this time requires the tenant to secure a loan through a bank, mortgage lender or other outside source</span></p>

<h3 class="style6">Option To Purchase</h3>
<p class="style8" align="justify">The Option To Purchase can be contained&nbsp;as part of the&nbsp;Rent To Own, Lease Purchase Agreement, or exist as a separate agreement. This&nbsp;option normally stipulates the tenant/buyer's right to purchase the home for a specified amount of money at&nbsp;a specific&nbsp;time, usually the end of the lease period. This fee attached is&nbsp;known as the Option Fee.</p>
<h2 class="style6"><span style="font-size: 12pt;">The Option Fee (OF)</span></h2>
<p class="style8" align="justify">Although the Option Fee is normally paid at the beginning of the lease period it should not be confused with a Rental Security Deposit. The Option Fee is a fee paid for the right to purchase the home. <strong>It is usually not refundable</strong>. In some cases it may be applied as a credit towards the purchase price of the home.</p>
<h2 class="style6"><span style="font-size: 12pt;">Monthly Rental Credit (MRC)</span></h2>
<p class="style8" align="justify">Agreements&nbsp;may contain a&nbsp;clause that designates <em>a portion of the Monthly Lease Payment as a credit towards the purchase of the home.</em>This portion of the rent is known as the Monthly Rental Credit. This amount varies and is sometimes as high as 50% of the rental payment. Once the lease term begins the tanat begins to build equity upon the onset so in this regard there is an advantage to a rent to own option from the onset of the contract.</p>
<p class="style8" align="justify">Here is an&nbsp;Example of how this can work</p>
<p class="style8">Our example illustrates a home selling for $200,000. A 3% <strong>Option Fee</strong> would equal $6000. This amount is paid at the time that the lease begins.</p>
<p class="style8" align="justify">The <strong>Monthly Lease Payment</strong> on the home in this example is 1% of the selling price. This generates a monthly payment of ($200,000 x 1%) or $2000.</p>
<p class="style8" align="justify">In our example the investor is going to allow 30% of the Monthly Lease Payment to be credited towards a down payment on the home when the buyer purchases it. This <strong>Monthly Rental Credit</strong> would be ($2000x 30%) $600 each month.</p>
<p class="style8" align="justify">We will assume that the rental or lease period is 24 months. In this case the buyer would pay a $6000 non-refundable Option Fee. They would pay 24 payments of $2000/month . At the end of the 24 month period the buyer would have the option to purchase the home for $200,000. During the lease period they would build up a total Down Payment Credit of $14,400 ($600 x 24 months). At this time the tenant/buyer would need to secure financing for $185,600 to purchase the Rent To Own Home.</p>
<p class="style8" align="justify">The biggest concern is the contract may stipulate that if the option to buy is not exercised for any reason, the monthly rental credit and also the option fee will be non refunded and all that money will end up in the landlords pocket. He will also be able to find another prospective buyer to get some money out of. Just make sure that if you are planning to rent&nbsp;to own, make sure you are able to&nbsp;fulfill the option agreement. You may also want to take good care of the unit and keep the landlord well advised of any property deficiencies.</p>
<p class="style8" align="justify">Not many properties go on the Ottawa&nbsp;MLS system with this&nbsp;kind of arrangement but in my opinion if you have 3% for the option fee, you may be better to just save the&nbsp;additinal 2% down (to have 5%)and have a wider property base to choose your home from and own it from the onset.</p>

The real estate market in Ottawa had 143 Condo sales and 912 house sales.</p>
<p>The average house sold for $317,499&nbsp;in the past 30&nbsp;days and&nbsp;they have been on the market for an average of 45 days.</p>
<p>The average condo was selling for $231,120 and was on the market for an average of 31 days.&nbsp;</p>
<p>In both areas these homes are getting 98% of their listed price.
